How Design to Add Asset Value

Urbanization has always been one of the main driving forces of the economy. From 1978 to 2019, 700 million people in China have migrated to cities. The number of people living urban buildings is growing. According to a report issued by the Ministry of Housing and Urban-Rural Development of China in 2019, the amount of new buildings accounts for more than half of the world. Huge resource and construction waste are created during the construction process. The balance between humanand nature has been broken in the rapid urbanization and industrialization period, that is why in recent years, the problems of pollution, natural disasters and unhealthy buildings that have become increasingly prominent at the city level.

There is threat from the coronavirus since 2019; meanwhile, there are also opportunities for designers to find new solutions for creating healthy buildings. From the perspective of users, logon designs buildings with different functions to solve the practical problems including feasibility study, architecture, interior, urban planning and MEP that ensure every plan is finalized in a holistic way, in order to achieve asset enhancement.

F659, located on Fengyang Road, Nanjing West Road, was built in the 1980s. logon.design positioned it as a boutique office with high class experience for mid-rangeprice in the early stage of its renovation.
The Ascendas Innovation Place, adjacent to the core business district of People ’s Square, rebranded upon balancing client’s expectations and design feasibility, budget and quality, time and process. The property aims to serve the surrounding community and has created office ecosystem with neighborhood by introducing the market concept and co-working space.

Aesthetic yet functional highlighting in urban renewal

The evaluation scope for feasibility study includes image & branding, window & wall, decoration & signage, lighting, materials in order to clarify project’s aesthetics & identity, branding, urban integrating, energy efficient, cost control.

A landmark requires an eye-catching facade design. Shanghai Museum of Glass uses industrial glass plates printed with different languages to interpret the meaning of glass. With LED illuminated from the back alternatively, the facade is lightened like the starlight in the darknight.

Aesthetic yet efficient highlighting in architecture

Basically new built architecture can achieve more goals for healthy building, especially the facade can be more aesthetic oriented and energy efficient. The façade of Shanghai G + Glass Park uses encryption blind design to block sunlight more appropriately with the dynamic shape. Visually the building is harmonious with the entire site.

The window and wall insulation system of the Sunbow Financial Center with photovoltaic panels on the south facade, and the facade design of the Jiulonghu International Headquarters Park meet the low energy consumption standards. Identive facade of Gusu Cloud Park demonstrate contemporary aesthetics and energy efficiency.

How scenarized space to increase brand’s experience

The evaluation scope for interior includes lobby, washroom, tenant’s space, lift, pantry, under-ground,corridor, facilities in order to clarify project’s branding, function, way finding,comfort, floor efficient, cost control.

The design of Homeinn Plus 3.0 is implemented with Jazz concept. Through analyzing different user’s behavior and possible scenarios that will happen in the space, logon.design plans the space for more space efficiency and function.

How site & landscape to create higher property value

The evaluation scope for site & landscape includes accessibility, soft cape & paving, signage, layout, feature and lighting in order to clarify convenient & safe, identity, branding and function of the project.
The Surpass Court was originally the Institute of Shanghai Aerospace Technology Research Institute. Logon renovated the office building into a lifestyle gathering place, regenerating the outdoor spatial vitality.

The Central Plaza is adjacent to Shanghai People ’s Square. The back garden is not only a space for events, exhibitions and conferences, as a rear relaxing space in the downtown, it creates additional economic benefits to the property.

How smart MEP to create healthy building

MEP is an integrated smart solutions for cooling and heating, water quality, ventilation, energy efficiency, lighting, acoustic control, etc. To achieve space efficiency, comfort and health, the system must consider the building, outside and people impacts.

This innovation can automatically collect indoor environment data through sensors buried unseen, and automatically analyze based on the data to obtain the best solution for device control. By linking the user's mobile phone, the system can timely send reminder. The whole system keeps the indoor environment in a comfortable and healthy state by adopting the best equipment operation plan at any time. In addition, this system can also prepare for the operation of the equipment the next day in advance by predicting the weather tomorrow.
